Tenants Requirements
TENANCY AGREEMENT AND RENEWAL
The tenancy agreement is made between the landlord and the tenant and not Greengates Properties. All properties are let by Greengates Properties for a minimum term of six months; a longer term may be negotiated with the landlord after the initial six-month period.
You must ensure we have all correct contact details and are notified of any changes immediately, throughout the tenancy agreement period.
FEES AND REFERENCES
Our standard fee for each application is £100.00, should you require a guarantor there is a fee of £30.00. Greengates Properties will undertake a credit check to include references from the Employer, Bank, Landlord and a personal character reference.
Greengates Properties cannot guarantee the offer of a Tenancy Application. All applications are subject to satisfactory references with non refundable fees. Fees are also non refundable should the prospective tenant withdraw their application. Should you wish to extend your tenancy agreement, there is a renewal fee of £35 pounds.
DEPOSIT AND RENT
A deposit is payable upon occupation of the property equivalent to one months rent, together with one months rent in advance. The initial rent and deposit must be in cleared funds on the date of occupation. The deposit is held for the duration of the tenancy. At the end of the tenancy a final inspection will be carried out to the property should this be satisfactory all monies will be returned to you.
Rental payments will either be collected in cash or by standing order in advance. The start date of your tenancy agreement will be the date which your rent will be due. Rent must be paid on time. Should you fall into arrears without notifying us, a charge may incur. The property should be left in a clean and tidy manner. Any deductions for dilapidations or rent owing will be deducted from the deposit.
UTILITIES
Tenants are responsible for the payments of gas, electricity, water rates, council tax, telephone and television licence fees etc in addition to rent. You must inform the landlord prior to changing the supplier of your utility bills should you wish to change.
INSURANCE
It is the tenant’s responsibility to ensure personal belongings and furniture are covered for insurance purposes, we would advise sufficient contents insurance is arranged.
Greengates Properties will assume all applicants have inspected the property internally and externally at the time of viewing and are satisfied with the condition and contents of the property.
MISCELLANEOUS
Landlords do not normally allow pets. Should you own a pet, please discuss this with us prior to submission of application. Smoking is not permitted in any of our properties.
